Governance Fundamentals

The foundations of condominium governance — the Condominium Act, declarations, by-laws, rules and policies — plus the roles and responsibilities of directors and managers.

Condominium Insurance Fundamentals

Corporation and unit-owner coverage, the role of insurance brokers, policy renewals, claims processes, and the importance of risk management.

Budget, Audit & Financial Statement Fundamentals

Annual budgeting, financial planning, monthly financial statements, and the condominium audit process.

Enforcement Fundamentals

The legal framework for enforcement, common compliance issues, best practices, procedural considerations, and the steps available when compliance can’t be achieved voluntarily.

Reserve Fund Fundamentals

How reserve fund studies are completed, eligible expenditures, funding options, contribution increases, and how to implement a sustainable funding plan.

Meeting Fundamentals

The different types of condominium meetings — AGMs, owners’, directors’ and requisitioned meetings — covering notices, quorum, voting, chairing and minutes.

Records, Returns & Certificates Fundamentals

Record-keeping and retention, owner access to records, CAO returns, status and information certificates, record requests, and the Condominium Authority Tribunal (CAT).

Repair, Maintenance & Change Fundamentals

Responsibilities around repairs and maintenance, standard units, reserve fund eligibility, changes to common elements, owner improvements, and Section 98 agreements.
